What’s the timeline for buying vs. leasing a commercial space?
If a space is already vacant and ready for occupancy, a lease can often be negotiated, signed, and built out within 30–90 days. Buying generally takes longer — think 60–120 days from contract to closing.
Which neighborhoods are expected to grow in the next decade?
Growth tends to follow infrastructure improvements, population trends, and catalytic projects — and Columbia has several in the pipeline that could reshape its commercial landscape, including:
Surfin Sumo is set to open on Thursday, Aug. 28 on Taylor Street. The new downtown spot serves Hawaiian fusion with a Japanese twist — think Kālua pork, mac salad, and stacked bowls. “It’s all about good food, good vibes, and serving this amazing community,” the team said.

Tropical Smoothie Cafe is headed to Forest Drive, filling a vacant space next to Takosushi in the Lowes Foods shopping center. It will be Forest Acres’ first location and the 10th in the Columbia area. (The Post and Courier)
Environment
The City of Columbia is partnering with the Smart Surfaces Coalition to cool neighborhoods and reduce flooding. Strategies like reflective roofs, permeable pavements, and expanded tree canopy could lower peak summer temps by up to 5.3 degrees.
Outdoors
The West Columbia Riverwalk Park and Amphitheater has fully reopened from the Moffatt Street entrance to the Cayce connection. The section had been closed for repairs after Hurricane Helene.
Weather
It’s a great week to get outdoors and enjoy the reopened Riverwalk. A cold front is bringing cooler, drier days to the Midlands. Expect highs in the low to mid-80s and cool mornings in the 60s through the middle of the week. (WLTX)

That cooler weather this week is a hint that pumpkin season is just around the corner.
