Looking toward the future of the Soda City, there are several empty spaces for sale in well-traveled places. We see it as an empty canvas to imagine what could come next and a way to open a conversation on what you think we need in the Capital City.

Now, we want you to be the broker: What do you envision for these properties?

Corner of Gervais and Huger | The former Kline Iron and Steel location, across the street from Publix, is a prime location as the Vista expands towards the river. A $92 million redevelopment plan to turn the land into office, hotel, and retail space did not come to fruition .

2019 Bull Street | Located at the corner of Elmwood and Bull Street, across from the BullStreet District, the property was rezoned in 2021 to RAC (Regional Activity Center/Corridor) allowing flexibility for the property to include live/work and multi-family dwellings, mixed-use, offices, retail sales, and more.

919 South Edisto | Located across the tracks from Williams-Brice Stadium + the State Fairgrounds in the Rosewood neighborhood, the 8.75 acres is currently zoned as a commercial/industrial property. But, with changes coming to City Roots , the addition of Hunter-Gatherer Brewery at the Hangar, and upgrades to Owen’s Field , this is a space with potential.

  • Price: $865,000 (Cypress Commercial )
  • Traffic: Located along Norfolk Southern’s rail line, this area is not heavily trafficked by vehicles.
