There are a lot of new developments happening around the Soda City, something we’ll update you more on in tomorrow’s newsletter, but today we’re taking a look at two new housing projects that were just announced + sharing an update on another.

Historic Beverly Apartments
Local developers Cohn Corp. and Cason Development Group are partnering to renovate the Beverly Apartments at 1525 Bull St. — a building that was added to the National Register of Historic Places in June 2021. Built in 1913, the building was part of the early 20th century construction boom, according to The Post and Courier.

The developers plan to renovate the interior of the building with new plumbing and electric work, replace the windows + doors, and build spiral staircases to a rooftop deck. The building’s brickwork, crown molding, and many historical aspects will remain intact as it’s modernized. Renovation is expected to begin 2023 in and be finished by late summer.

Main and Scott Street
A new development on 1.28 acres at the corner of Scott and Sumter Streets in the North Main District, near Elmwood Avenue, has been proposed to the Columbia Planning Commission. The initial plans for the Main & Scott Street Development include two separate buildings — one that includes 54 housing units and the other being 47 multi-family units. In addition, the proposed project includes 3,400 sqft of office space, green space, and 119 parking spaces.

Jim Moore Cadillac site
Construction has yet to begin on the plan for 250 new apartments at the former Jim Moore Cadillac site that’s located across the street from the Main and Scott Street Development. Those apartments are not intended to be geared towards students and include plans for a bike shop, pet spa, and coworking space in the three-story, 331,000-sqft building, along with a 360-car parking garage and rooftop access.
